About Bequest Estate
When someone passes away and leaves property behind, the people who inherit it are rarely prepared for what comes next. They're grieving. They may live in different cities. They have different opinions about what to do. And they're being approached by investors and agents they don't know whether to trust.
Bequest Estate exists to make that moment cleaner, fairer, and less painful, for the families involved, and for the attorneys and agents who serve them.
For heirs & families
If you received a link from Bequest Estate, it was sent by the probate attorney managing the estate. The attorney is legally required to be involved. Probate law governs how inherited property is handled, and the attorney's role is to make sure everything is done correctly and in the interest of all heirs.
Your link is personal and private. No other heir can see your voting choice. You don't need to create an account or download anything, just click the link and you'll see your options clearly laid out.
Your estate attorney
Overseeing the legal process. They are required by California probate law to be involved. Their duty is to protect your interests and those of all other heirs throughout the process.
A certified probate agent (if the family votes to sell)
Probate property sales have specific legal requirements that differ from standard home sales. The agents on our platform are specialists in this area, not general agents who have never handled an inherited property.
Financial guidance (after the sale)
Once the sale is complete, we'll walk you through the most common financial questions heirs have: about taxes, timing, and what to do with the proceeds. If you'd like to speak with a qualified financial advisor, we can make that connection at no obligation.
Casting your vote is not a legal commitment. Nothing is final until all parties formally agree and documents are signed. You can change your position at any stage before that point.
Bequest Estate is always free for heirs. There is no cost, no account, and nothing required of you beyond reading your options and casting your vote. The heir portal is available in English, Spanish, Chinese, and French, so every heir can participate in their own language.
All information from your case, the options, the numbers, the outcome, is automatically documented and available to you as a PDF or by email at any time during and after the process.
For probate attorneys
Probate attorneys spend significant time on property logistics that are outside their core expertise and not billable at their rate: contacting heirs, coordinating decisions between family members, chasing down votes, creating documentation. Bequest Estate handles all of that.
Cases attorneys used to pass on, smaller estates, complex family situations, heirs in different states who can't agree, become straightforward to handle. No estate is too small, no coordination too complex.
No monthly fee
Join free. You pay a flat case fee only when a deal closes, from the estate proceeds, not out of pocket.
Automated heir coordination
Heirs receive personal, secure voting links by email as soon as you create a case. No manual outreach required.
Real-time vote tracking
See exactly where each heir stands on your dashboard. No follow-up calls needed.
Signed case summaries
When all heirs have voted, a signed case summary is generated automatically: valuations, vote records, and attorney signature block. Reviewed by the attorney before any submission.
Full audit trail
Every decision, valuation, and vote is timestamped and stored. Protects you from disputes and supports the probate documentation process.
Certified agent marketplace
Connect closed cases to pre-screened probate agents in your county. Referral fees are collected via title company at closing, no invoicing, no chasing.
Multi-language heir portal
Heirs can review options and vote in English, Spanish, Chinese, or French, no translation needed on your end.
Bequest Estate Certified
After your first closed case, you receive a Certified designation you can use in your practice profile, email signature, and client communications. A signal to new clients that you offer a professional, documented process.
When heir decisions are made verbally or by email, they're difficult to prove and easy to dispute. Bequest Estate creates a timestamped, signed record of every vote and valuation, reducing your exposure and supporting the probate documentation process without extra work on your part.
Currently live for California probate attorneys. We are expanding to all other states. If you practice outside California, create an account and we will notify you when we launch in your state.
For real estate agents
Probate listings are among the highest-value, lowest-competition opportunities in real estate. The family has already decided to sell before you ever speak to them. You list, you don't persuade.
Coverage area
You set the counties you serve. Cases outside your area never reach you.
Track record on platform
Attorneys can see your closings, response time, and ratings from previous cases. Performance determines ranking, not bidding.
Attorney selection
The probate attorney on each case reviews agents in their county and selects based on record. You are evaluated professionally, not in a race to the bottom on fees.
The total commission charged to heirs is 4%, well below the standard 5–6% market rate, and reflecting the specialist nature of probate work: court compliance, sensitive family coordination, and documentation requirements that a standard listing agent cannot handle. It is split evenly: 2% to you, 2% to Bequest Estate as the independent estate settlement fee. Both are collected via the title company at closing. On a $725,000 sale, you earn $14,500.
All case documentation, the heir vote record, the valuations, the signed report, is shared with you automatically. You go into every listing fully informed.
No monthly subscription. Join free, pay only when a case closes.
For specialist dealers
Estates are rarely just real estate. A classic car, a collection, or a high-value vehicle often sits alongside the property, and the family wants it handled by someone they can trust rather than sold piecemeal. We refer those vehicles to a vetted specialist dealer partner and keep the whole estate on one coordinated record.
Flagged in the estate
When an estate includes a vehicle or collection, it is logged alongside the real estate with the family aware and on board.
Referred with context
You receive the case context up front: the situation, the timeline, and what the family is trying to achieve. No cold outreach.
Sold and recorded
You handle valuation and sale through your own process. The outcome lands in the same case record as the property, so the estate stays coordinated.
Revenue share is agreed per partnership rather than fixed in advance, so it reflects the type of vehicle and the work involved. There is no platform fee to start. We are currently selecting a small number of dealer partners to launch with.
If you run a specialist dealership and want to be considered, create an account and mention vehicles, and we will be in touch.
